Leadership Levels

Below are the different Leadership Levels that you can earn. The lowest Leadership Level that you must achieve to successfully finish your internship is Bronze.

Session #2 Assignment:


Here’s the smart link (no password needed) to the investment property we worked on. Explore the platform. Play with the tools. Start building your own scenario modeling. This is where theory turns into mastery—don’t just absorb the concepts, own them.


Leadership Assignment 1:
Compare the BricksFolios Smart Hold Analysis with any legacy real estate portal of your choice. Share your observations. Focus on what you’re learning and how the experience differs. Do not badmouth legacy real estate portals. This is about elevating your understanding, not criticizing others. 10 points for a LinkedIn text post, 25 points for a video post.
Leadership Assignment 2:
What did you learn from today’s session? Turn that into a post (text, image, or video) and share it on LinkedIn, Facebook, IG, X, or the BricksFolios blog (worth 5 points to comment on any of our blog posts now!).

    From Day 1 of the internship, one thing that surprised me is the difference between wealth and money. I am thinking that wealth is what you create when your assets do the work for you even when you sleep k Wealth often comes from owning equity, investing wisely, and letting compounding take responsibility. Money is an asset earned from working by making time and effort for income.

    Key Takeaways: Wealthy individuals often earn significantly more than average workers not only because they work harder, they also own assets such as successful businesses or real estate. For instance, my friend’s dad owns two hotels, two houses, and two office properties in Westminster. When he retires, his wealth not only comes from income, but from appreciating assets that continue to generate passive returns.
    – Unmanaged assets could potentially lose value, which causes homes to lose billions in potential value every year due to poor planning or oversight. The importance of building true wealth is buying the right properties with the right strategy through holding or fliping homes, managing and protecting assets, and planning taxes and exits.
    – Real estate applies to not only a place to live but it is an essential tool to diversifying a portfolio, growing equity, and generating passive income.
    – To build wealth, you need a portfolio plan, acquisition strategy, flip vs. hold decision, funding strategy, value add or improvement approach, leasing and property management, asset protection, performance tracking, tax planning, and exit strategy. These things will help high school students raise funds for investments, college, and a house.

    Session 3 Assignment 1#

    This internship is very useful and has been fantastic so far! I have got to learn a lot of insights about real estate. Something that really stood out to me was my shift in how I think about real estate and money in general. I used to see real estate as just owning property, but now I understand it as a strategic tool for building wealth, creating cash flow, and protecting against inflation. The Smart Portfolio System(SPS) was a big highlight and it shows how to map out real life goals and build a real estate plan around them. The Mehta case study made that real and practical. Overall, this Internship is very useful and the details helped me see real estate not just as an asset, but as a long-term strategy for financial freedom. I am very grateful to be part of this incredible journey! Special thanks to Mr. Vinod and Mrs. Jo!

    Key Lessons & Concepts I Learned (Session #3 Assignment 1):

    🏠 Equity Growth Through Appreciation
    One of the biggest takeaways was how real estate properties naturally appreciate over time, allowing homeowners and investors to grow equity—even while just living in or renting out the property.

    💵 Cash Flow from Rental Income
    Real estate isn’t just about owning—it’s also about earning. I learned how well-managed rental properties can provide steady monthly cash flow, creating a source of passive income that builds over time.

    📈 Leverage & ROI
    Using leverage (like a mortgage) lets you control a large asset with relatively little upfront capital. As the property value rises, the return on investment (ROI) can be much higher than many other asset classes.

    📉 Tax Benefits & Depreciation
    We also explored how real estate investors benefit from tax deductions on mortgage interest, property taxes, depreciation, and more—boosting overall profits and reducing taxable income.

    🏗️ The Power of Long-Term Strategy
    Most importantly, I’ve learned that real estate isn’t a “get-rich-quick” scheme—it’s about patience, planning, and making smart, informed decisions. When done right, it can create generational wealth.

    This week has shown me that real estate is more than property—it’s a pathway to financial freedom, and I’m excited to keep learning how to make it work strategically in the real world.

    This week’s lesson in the BricksFolios Business Summer Internship opened my eyes to how real estate is more than just owning property—it’s a wealth-building machine when used strategically. I shared what I learned with my parents, and the conversation turned into one of the most educational and eye-opening talks we’ve had about finances.

    This conversation totally changed how my family sees our rental property. Before, we thought of it as a break-even side investment. Now we realize we’re sitting on a powerful tax-saving, wealth-building tool—and there’s more we can do to maximize it.

    We’re even thinking about getting a cost segregation study and timing future improvements around the 2025–2029 OBBBA bonus window.

    It felt amazing to bring this knowledge home and help my family see our investment through a new lens. Real estate isn’t just bricks and walls—it’s a strategy.

    Most people think owning rental property is enough—but the real wealth comes from how strategically you manage it.

    Through the Smart Hold Example tool from BricksFolios, I learned how your tax outcome can dramatically change depending on whether you’re a Real Estate Professional (REP) or not—especially when you sell.

    Here’s what I discovered:

    🔹 Real Estate Professional (REP) status allows you to turn rental losses into active losses, meaning you can use them to offset W-2 income every year—creating real, recurring tax savings.

    🔹 Without REP status, those same losses become suspended. You can’t use them until you sell the property—sometimes years later. You still get the benefit, but you wait much longer for it.

    🔹 REP investors can pair their status with strategies like cost segregation and bonus depreciation, unlocking major upfront tax deductions that accelerate wealth building.

    This week, I shared these insights with my family—we own one rental—and it completely shifted how we view real estate. We used to think “buy and hold” was enough. Now we understand that buy, hold, and strategize is where the real power lies.

    Session 4 Assignment 1

    Real estate can be a powerful tool for saving taxes and building wealth, especially when comparing those with REP status to those without it. If a property is bought in 2025 and sold by July 31, 2029, investors can take advantage of strategies like cost segregation and depreciation to reduce taxable income and improve cash flow. REP status also provides the ability to treat rental losses as non-passive which is not provided with non-REP. This creates a huge tax benefit and accelerates wealth building. Additionally, new legislation like OBBBA enables 100% bonus depreciation for properties acquired between January 2025 and December 2029, making this an even more valuable opportunity. To sum up, REP status provided more opportunities compared to Non-Rep.

    Most people assume owning a rental is enough to build wealth, but I’ve learned that how you manage it, especially from a tax perspective, is what really makes the difference. If a property is purchased in July 2025 and sold on July 31, 2029, the financial outcome can change depending on whether you qualify as a Real Estate Professional or not. With REP status, you can use rental losses to offset W-2 income each year, which creates upfront tax savings and boosts cash flow. You’re keeping more money now, which you can reinvest or save. Pair that with strategies like cost segregation and 100 percent bonus depreciation under new OBBBA legislation, and you unlock powerful deductions early in your hold period.

    Without REP status, those same losses are passive and suspended until the property is sold. You still get some tax benefits eventually, but they come much later and don’t help your cash flow in the short term. What I took away from the Smart Hold tool is simple: REP status accelerates wealth building by shifting tax advantages forward. It’s not just about how much your property makes, it’s about how much you keep and when you get to keep it.

    Session 4 reflection

    Session 4 felt like we weren’t just learning about real estate anymore we were stepping into the role of actually leading conversations and helping others see what’s possible. That shift from understanding concepts to using them to influence and inspire others really stood out to me. Small decisions like adjusting the purchase price slightly, changing the rent, or choosing to reinvest cash flow instead of spending it can make a big difference in long-term financial picture. Also REP vs. non-REP scenarios, really hit me how big the difference can be over time.
    These are things most adults don’t even know about, and yet we’re getting a chance to use them now.
    I am very grateful to be part of this journey!

Before this internship, I never expected to be so interested in real estate—I honestly thought it was just about prices and pictures! But as I started getting more engaged, everything began to click. The way you explained things and involved us in real-world scenarios really opened my eyes to how much depth there is in the field. I found myself going off to research more on my own, just because I was so curious to learn more. This experience has given me a completely new perspective and appreciation for real estate, and I’m really grateful for that. Thank you again for everything!
