TENANT SELECTION CRITERIA

Property Address: 11316 8th Ave NE – A Seattle, WA 98125

The owners of the property at 11316 8th Ave NE – A Seattle, WA 98125 have set the following minimum standards for the acceptance of a tenant application via Transunion to be used by the Leasing firm BricksFolios Property Management:  

  1. Complete Application: The owners will only consider a completed tenant application through Transunion sent to them via email by the leasing company. The fee for the completed application is $40 per adult non-refundable. 
  2. Income: Average Effective Gross Monthly Income (“AEGMI”) for the household must be at least three (3) times the amount of the monthly rent. Voucher programs recipient household must provide at least three (3) times gross income for the household’s portion of the rent. Additionally, voucher recipients are encouraged to review and understand all qualifying criteria, including deposit payment schedules and move-in date requirements before applying.
  3. Employment History: The applicant must provide a copy of their 3 most recent paystub and reference for the owners to verify steady employment. Self-employed people should provide bank statements for the last 3 months and signed tax returns for the last 1 – 2 years to show predictable income. 
  4. Credit History: The applicant should be able to demonstrate good fiscal responsibility with a credit score of 700+ with no derogatory remarks and all accounts in good standing. Applicants with charge-offs, unpaid debts, or a history of delinquent payments shall be denied tenancy. 
  5. Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum of 12 – 24 months and have no prior evictions. 
  6. Sex Offender Registry Information: We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. No sex offender record on file please. 
  7. Lease Agreements: We will use the standard Seattle Rental Lease (by Residential Housing Association of WA state) forms with the following addendums: 
    1. Notary form (for lease duration 12 months+) 
    2. Crime Free Addendum 
    3. Smoke Free Addendum 
    4. Mold Addendum 
    5. Resident utility billing notice 
    6. Property Condition checklist 
  8. Tenant Selection Process: The Owners would like to process the application on a First come basis. Hence, the first tenant profile that meets the criteria will be sent an invite to complete the application. Only one back-up application.
  9. Parking Limitations: One covered car park available to the residents. 
  10. Pet Policy: Pets welcome on a case-to-case basis with a pet deposit and a pet addendum. 
  11. Renter’s Insurance: $500,000 with the owners as nominee listed on the Policy. 
  12. Move Fee: $300 which includes move-in/out. 
  13. Utilities: Tenants are responsible for all utilities. 
  14. Photo ID & Car Tab: To be furnished along at the time of signing the lease Agreement. 
  15. Falsifying Information: Any fraudulent, false or misleading information will result in a decline.
  16. Additional Requirements: Applicant understands that deposits and fees listed may be required to be paid in full in as little as 24 hours from acceptance and no later than prior to move-in.
